Sanding, staining, refinishing, polishing and new hardwood installation for Palm Beach homes. Every stage done by hand and done right.

Palm Beach Floors sanding an original wood floor in a Palm Beach loft

Sanding

Progressive passes with drum and edge sanders take off the old finish, the scratches and the grey, worn traffic lanes, leaving clean, level wood ready for color. We seal off rooms and contain dust so the rest of the house stays livable.

Three stain colors sampled side by side on a freshly sanded oak floor

Staining

Stain is where a floor gets its personality. Keep the natural tone, warm it up, or go darker and more formal. We sample your shortlist directly on the sanded floor so you approve the real color on your real wood, not a chip in a catalog.

Dark finish being sanded back to bare white oak planks

Refinishing

The full treatment: sand, stain and multiple coats of protective finish, each one screened smooth before the next. Choose the sheen, from matte to high gloss, and the finish type that fits how your home is lived in.

Polishing

When the wood is sound but the surface has lost its life, a deep clean, buff and fresh top coat brings the shine back without sanding. Less time, less cost, no dust, and years added to the floor before it needs the full treatment.

Finish options

The finish decides how the floor lives.

Color is the first choice; the protective finish is the one you'll feel every day. We'll help you pick based on traffic, pets, sunlight and the look you're after.

Water-based polyurethane

Crystal clear, so the stain color stays true. Low odor, quick to cure, and the go-to for lighter and grey tones that would yellow under an oil finish.

Fast turnaround · Stays clear

Oil-based polyurethane

The classic amber warmth. Very hard-wearing, ideal for oak and traditional interiors where a rich, glowing tone is the goal.

Warm tone · Hard-wearing

Hardwax oil

Penetrates the wood rather than coating it, for a natural, matte, hand-finished look. Scratches can be spot-repaired without redoing the room.

Matte · Spot-repairable

Our process

Five steps from tired to transformed.

No shortcuts and no surprises. You'll know what we're doing, why, and how long each stage takes before we set foot on the floor.

  1. 1

    Assess

We inspect the wood, the wear and the existing finish, then recommend the lightest treatment that will truly last.

  2. 2

    Prepare

Furniture is cleared, rooms are sealed and protected, and floors are checked for loose boards and nails.

  3. 3

    Sand

Progressive sanding passes remove old finish and damage, leaving a smooth, even surface ready for color.

  4. 4

    Stain

Your chosen tone is sampled on the floor, approved by you, then applied evenly across every board.

  5. 5

    Finish & cure

Protective finish coats are applied and left to cure. We walk you through care so the shine lasts for years.
