When polishing is the right call
Dull, scuffed or lightly scratched finish; a floor that looks tired but has no bare-wood traffic lanes, deep scratches or water damage. It is also the right maintenance step every few years to keep a refinished floor from ever needing a full sand again.
When it is not
If the finish has worn through anywhere, scratches reach the wood, or there is grey or black discoloration, a new coat will not hide it. Floors that have been waxed or treated with certain cleaners also cannot be recoated without sanding. We test a patch first.
The process
Deep clean, screen or abrade the existing finish, tack clean, then apply one or two coats of finish matched to the sheen you have or want. Most homes are back in use the next day.
Commercial polishing
For clubhouses, restaurants and offices we schedule after hours and use fast-curing finishes so the space opens on time.
Questions about polishing
How often should a floor be polished?
Every two to four years for a busy family room, longer for lightly used rooms. Doing it before the finish wears through is what keeps you out of a full refinish.
Can polishing change the sheen?
Yes. A new top coat can take a floor from gloss to satin or matte, or the other way.
Does polishing fix scratches?
Light surface scratches in the finish, yes. Scratches down into the wood need sanding.
